British real estate investors are flocking to Germany to secure their hard-earned money

InvestiX Germany participated in one of the largest European real estate fairs at London Excel this year. Our goal was to introduce our latest investment products to the British market and explain the advantages of the German residential real estate market for foreign investors.

Due to recent political events, we have received an increasing number of inquiries from British investors as uncertainty in the local real estate market has risen. In this context, the stability of the German real estate market is growing, making Germany an attractive destination for low-risk capital investments.

The Property Investor Show recorded the highest number of visitors in the last nine years this year, with over 5,372 attendees. Our managing partner, David Healy, participated in open panel discussions led by John Howell, editor and founder of Guides Global. They discussed the benefits of the German market and the necessary steps for international investors.

As the only company representing German residential real estate investment products, our booth attracted significant interest. Many investors expressed concerns about the future of the British market and were looking for safe investment opportunities.

We presented two products: apartments with a rental pool structure that consolidates and evenly distributes rental income, and rented buy-to-let apartment blocks with cost-effective fixed-rate mortgages. InvestiX offers a tax-optimized investment structure that provides international investors with the same financing terms as German investors.

Germany stands out in the international real estate market, thanks to a strong rental culture and attractive financing conditions. Over 54% of German citizens are renters, with even higher percentages in cities like Berlin and Duisburg. InvestiX secures loans with up to 75% loan-to-value and fixed interest rates as low as 1.7% for ten years.

In the past five years, prices and rents in the largest German cities have risen sharply, attracting many foreign investors. To continue generating attractive rental yields, we invest in B- and C-locations with rising demand and relatively low purchase prices.

Currently, we see great potential in cities such as Dresden, Leipzig, Magdeburg, Essen, Duisburg, and Dortmund. Population growth and business opportunities are driving prices up here.
