The Investix wealth management team have arranged another great Buy-to-Let investment for a foreign based private investor. We recently acquired this property on behalf of the client and managed all the legal and administration process for taking over the property and all the tenants. We organised a very attractive Buy-to-Let non-recourse mortgage with a leading German bank. We set up a simple tax optimised GmbH company for the client to use to purchase the property and we prepared a 10 year income and expenses forecast including an ROI forecast. We now manage the property, tenants, maintenance, his GmbH company and monthly cashflows and we prepare regular investor reports for the client so they have full transparency of their investment in Germany.
Property is located in Minden, is a town of about 83,000 inhabitants and only 30min drive from two major cities in Germany- Hanover and Bielefeld which makes it desirable place for tenants to live. The property is situated 600 m from the city centre of Minden, beside the central station and newly developed multifunctional sports arena. All shops, local schools, hospital and transport links are within walking distance. The apartments are fully let and the building is in excellent condition. We receive a strong demand for good quality properties like these due its excellent location. Since building was taken over in 2016, we have already made strategic upgrades to the building, rented out vacant spaces which allowed to increase rental income by 22%. The rents are still below the market index and we see big potential for further growth.
